18' (window seat to opposite wall) by 15' (fireplace to wall behind couch). The window seat is designed to accommodate a twin mattress. The seating area is 3' wide by 6'-8" long. The built-in bookshelves at each end of the window seat add a couple more feet to the overall bump-out. I hope this helps
not really living room idea but very interesting way to incoroporate window seat area w/ living area.

How deep is the pool at the diving board area?
Hello there. This pool is 10 feet at the diving area. You can see to the right on the photo the area that is notched out is and 18" shelf area for sitting. The pool then changes to a 3' to 5' lap lane that wraps around the corner.
