On the inside we'd like a small private bath with shower as well as a mini-sink/frig/burner configuration for maximum flexibility as well as radiant heat. We are on a sewer line and close to the ferry. Do you have any rough approximation for a realistic budget including your design cost? Alas, costs

its a climate question ...in San Miguel its always pretty warm - but YES you are correct the concrete mass absorbs heat / you need lots of hot water /dh

north-facing roof. By the way, make sure you over-insulate the roof (R-50 or more) and have a 2" air space above the insulation so that the interior heat does not reach your roof surface.
