lowest window would be tempered glass. It could be a picture window, with horizontal mullions, milled to a awning ventilated window, and then to a fixed unit. It would be a custom window, I think.

What are modern window treatment ideas and designs?
We are looking for a window unit with a large upper fixed lite and small lower awning lite to be used as south-facing passive solar units. Do you know who might make such a window?
large view is really nice, but why have opening windows at the bottom with no return ventilation on top? The design is flawed unless the purpose of no vents at the top is to make an oven. Design this with openings at the top at two sides of the room, and it will be functional.
The windows face north, and at the back of the room not shown in the picture are windows that are higher up and open. The condo is on a hill so the windows catch a breeze and then the higher windows draw the air through, up & out. We take pride in designs that are both functional, sustainable and
