Poorly designed diminutive additions were added to the rear creating small, awkward, low ceiling spaces that became irrelevant to the modern user. The house was in serious need of a significant renovation and restoration.
A young family purchased the house and immediately realized the inadequacies;
spaces, kitchen, bathrooms and systems. The program for this project was closely linked to aesthetics, function and budget. The program called for significantly enlarging the house with a major new rear addition taking the place of the former small additions. Critically important to the program was to
a new kitchen, family room, mud room, powder room and back stair hall. This new stair hall connected the new and existing first floor to a new basement recreation room below and a new master bedroom suite with laundry and second bathroom on the second floor.

, the design of this home allows privacy from the street while providing unique vistas throughout the house and to the surrounding hill country and downtown skyline. Layering rooms with each other as well as circulation galleries, insures seclusion while allowing stunning downtown views. The owners'
roof/overhang design to provide passive solar coverage of walls and windows. The resulting design is a sustainably balanced, visually pleasing home which reflects the lifestyle and needs of the clients.

With respect to the window
Town & Country model, the granite legs and header appear to be about 9" wide, making the mantel legs about 12" wide and header about 12" tall (it does look like the legs and header are the same size). It appears that the mantel legs and header are about 2" deep (or thick), and it looks like the moulding

the authentic Irish bar, gaming areas, a home theater, exercise room, a wine cellar, and a large train room to showcase an
extensive train set and collection of model trains.
