Would love your opinion on which condo floorplan you like best!
Bought a condo recently and the builder has given us two options for the main floorplan. I am partial to choose the Opt.A floorplan because I like how the living room space is open and larger which would allow for a desk space at the back of the room (in lieu of a bathroom in this space). Additionally I like Opt. A because I like the way the kitchen runs the length of the space making the kitchen more involved in the open floor plan of both rooms. But....clearly the thing I wrestle with is the fact that the powder room is IN the kitchen (ewww...it just seems weird, no?). My mom was saying, just keep the door closed, no one needs to know it's a restroom, it can be used for convenience by yourself, and if you have guests, just have them use upstairs, for their privacy and yours. Here's another kicker, the floorplan I like best (Opt. A) is $3200 more. Floorplan A as you see, moves the powder room out of the kitchen, but it does break up the open & extra useable space that could be used. Would love to hear other opinions on these different floorplans. Thanks in advance for any feedback you share :-)
amymc16 Definitely the plan with the powder room outside the kitchen....the other one is so strange...what were they thinking? But you'd lose the storage, unless that could be built on the other side of powder room, into dining room. Or my cousin had glassed in ikea cabinets put in under his breakfast bar, looked fab and held all dining dishes and some ornaments. Think had lights from top as well.
raynel What about furniture layout? If you go with Opt. A, how will you place your furniture? I like how open it is with the Opt. A. Is there a way you can do without the powder room in this option if you would have guests use another bathroom anyway? Would the builder put in more storage rather than the bathroom?
Darzy Defintely Plan A! ewww is right. Plus, with Plan A you have a lot more options in furniture arrangement. You can even swap the living/dining space if you wanted to. Float furniture, etc. Plan B is limiting.
Diane Eleveld I would go with opt A and, like your mother said, NOT let anyone use that bathroom. Keep the door closed and only you use it when you are alone. Direct guesta to the bathroom upstairs.
wzpacker Main Floor "A" Plan except that the storage area should be added in here as a floor to ceiling storage wall between the dining and living room areas and acting as a separation between those two areas as now there's no definition to the space .It should be built so you can walk around both ends so an open flow ins maintained.You need not loose that storage as there's never enough storage space....
decoenthusiaste I prefer Main Floor A. Your desk would fit against the powder room wall and the right style could serve as a buffet too (see ideas below.) In such small quarters I would eliminate the breakfast bar since the dining room is right there. Since I don't seem to be able to keep a spotless kitchen while entertaining, I'd actually rather have the bar wall closed off from view of the living room, giving me another wall to help arrange the furniture - might be a great spot for a flat screen.
chelseabeagle I prefer option A because you have the full length of the living room and the kitchen seems larger. I don't like the wasted space of the small hall with option B.
glowgirl75 Thanks so much everyone for your feedback. I'm going to go with Opt. A plan in the end because I like the length of the kitchen running down the length of the room and the fact that the living room has more useable space at the back of the room I can use and it will feel more open. I spoke to the builder today and they are actually coming up with 2 additional options to move the bathroom at least over to where the storage cabinet is. The other option might be for us to reconfig the basement level and put a powder room down there making the media room smaller than it already is, but at least it will take the bathroom out of the kitchen this way.
