Omg, that bathroom would be a nightmare for resale. Who the heck wants to see themselves wiping.

As a realtor, rehabber, stager, i agree, but an easy fix. I would get extra tile right away and do now or save for resale tile up to the top of the 3rd row, could go right over the mirror. My sons house has a mirror wall (from the 60's) right in front of the toilet.... Makes you very aware of your imperfections!
