Entire House from Popcorn Ceilings to Floors and Gutted Kitchen

Is it better to show an empty house with popcorn ceilings removed? Or better to show the house furnished and leave popcorn ceiling to be removed in sale negotiations? The mess of removing the popcorn while the rooms are fully furnished is not an option. Any advice as to the lesser of two evils?

I would include it in the negotiations especially if the flooring will also be replaced. Removing it will not increase the sales price but having it will be a problem so I would put it right up front. We removed ours using a dry straw push broom. It was dusty but came off easily and left an orange peel texture effect. We went through a few dust masks but saved thousands.

Well, it would have if the market had not have tanked when we were ready to sell. We lived near a military base and all the PCS kind of came to a halt. BUT, I can only imagine how it would have been trying to sell the house without this kitchen I miss so much!
