My husband and I are in the process of purchasing this house. It's a foreclosure. The inside is in great shape, but the outside is need of a big facelift. There's a step up the porch to get to the front door, but the roof overhang is so low that most adults would hit their head if they didn't pay attention. We've considered altering that overhang to a gable, extending the porch, and of course putting some better landscaping in. We would love ideas!
ACR Properties LLC The gable will give the house greater curb appeal and allow for increased porch space without a huge financial investment. Does the roof need replacing and how is the siding? If this is an investment property you want to keep it simple and if you are buying to live in you just need to design within your budget.
mrswestality The roof will need replacing eventually, but it'll be fine for a couple years at least. The siding is in good shape - just needs paint. (Color ideas would be great!!) We may sell it eventually, but it's not simply a flip house... we plan on living here for several years at least.
ACR Properties LLC I agree with the columns and a little stone work to add another dimension is a great touch.The reason I ask about the roof is because it is one of the most costly improvements/repairs but is one off the first things looked at by your insurance company and potential, future purchasers. If you are going to change the roof line which will require new roofing then you will be well served to replace the entire roof and add ventilation, if it is close to replacement time any way. Alternatively you could focus on other repairs and improvements until time to replace the roof. Windows and doors are a good place to save on energy costs and another important improvement for resale. Make sure you have someone take a look before you complete your purchase because the hidden issues can be the most costly and can give you negotiating power. Most common problems are termite damage, electrical and plumbing.
