About to purchase 1970s small ranch house in Austin, Texas. Need to do remodel/addition. Looking for architect/designer. I seem to only come across on websites/facebook/etc those that do what appear to be million dollar homes or renovations. looking to spend 150-250k on remodel/addition total (including architectural/engineering/design fees). Doing this all for special need kids! Help and recommendations appreciated!!

try a design / build firm who can guide you from design through construction phases.

I did. Both. Just looking for specific recommendations. Most of what i see in the pro section seem to be very very large adn expensive projects. While I like the look of such, its not a reality for me. It also seem the really big design firms have long wait lists to 'get on the boards' and i'm ready to start this process asap as I'll be apartment living during this process with two young kids.

Thanks!

Call your local National Home Builder's Association chapter , here is the link- http://hbaaustin.com/.

Ask them to recommend an architect. There should be a list of architects via the website or via the phone call, that service entry and mid level builders and their projects, belonging to the association. Those architects will tend to take on more basic work and may be less expensive than the bigger higher-end firms. Give it a try.

The design-build approach, as mentioned above, may also be the best route in this case. You will surely find a list of builders through the association also.

Good luck with your project!
