Two bedrooms into three?

My daughter and her husband just purchased a mid-century ranch-style home in which two bedrooms were combined to make a master suite. Here's the dilemma: They aren't "big master suite" people and although they're on a tight budget, they would like a 3rd bedroom on the main level. There are now two bedrooms and two baths (including an outdated master bath) on the main level, plus another bedroom and small bath in the basement. Since they plan to start a family, should they consider separating the master into one small child/guest room and one smallish master (approx.12x11) with a remodeled adjoining bath? How would that impact re-sale value? They live in a sought-after neighborhood of similar homes (on big lots), in a rapidly growing city in the southeast. I don't have photos -- sorry -- hope this explanation is good enough to get some ideas/feedback.
