Living Room/Dining Room combo
lindsibethAugust 30, 2013
I am building a house, and in designing the plans, we decided to not put in a living room. I am REGRETTING my decision, and don't know how to get back a living room. We haven't yet started construction, but I don't want to rip the plans apart and I don't want to change the size of the kitchen or pantry (fridge will be on east wall). My only thought is that I could sacrifice a few feet of breakfast room and push everything back.

My question is related to sizing: What "ideal" size is needed for a living room and dining room to seat 10-16 (and breakfast room), and where should I place my dining room windows so the dining room is still formal but I have a living room too (note that the windows need a 9" jut in).

TIA. I hope someone can help me through this... It is driving me nuts!

There is a big problem here, and it's apparent immediately: this looks more like a conference center than a house. The space is filled with places to sit down and eat, and little else. You have a large kitchen with a large island, then a large breakfast area right next to it...
Although I don't know what is to the left of this layout, for the portion I can see, I would either totally remove the pantry or change it to a half bath (if you don't have one elsewhere on the ground floor). Use a smaller island and a larger, more rustic worktable/breakfast table, perhaps with a marble top (for baking).
If done well enough, your dining room could become the living room.

Thanks. This is half the main floor. The other half is a 1.5 garage, powder room, large mudroom, staircase and large family room. I had taken a snapshot of just the right side of the house to show someone and used it here. Sorry! :-)

Right, I figured there had to be another half to the floorplan. Since you already have the half bath, I'd eliminate the pantry and downsize the island (plus move it).
