Redoing floor in open floor plan..tile and wood or just wood?

Our Washer on our second floor leaked down to our first floor. All of our floor had to be took up. We will be moving in the next year and want to make a decision based on what buyers will be attracted to. Contractor suggested dividing up the family room space and the dining/ kitchen space. I'm not sure what I think of this idea. Before we had the floors ripped up, they were the same through out, which I thought made the room appear bigger. Originally, when we bought the house it had the ugly laminate all the way thru, then we put the pergo floor over that. Which matched back to the original wood in the foyer ( that will also be pulled up). I'd appreciate any help!
