I think a 4 bedroom home with a larger more luxurious master suite is probably better for resale, unless you just want to market to large families.

Thank you. It's a big decision since we are renovating both bathrooms soon. Taking the existing walk-in closet and adding to current bathroom in master makes a 14 x 9 master bath but only leaves 13 x 16 bedroom with a new 13 x 6 walk-in. There is wasted space in master hallway which will be 3 1/2 by 14. If we make the 5th bedroom a bathroom the master bedroom now becomes 13 by 27 with no wasted hallway and new walk-in of 13 by 16.
