Thoughts on a living room/guest room combo?

We live in a semi-urban area with small houses on tiny lots. We are remodeling our small house and looking to maximize every inch. We would like a place for guests to stay and had originally thought of having an office/guest room combo; however, our architect has proposed making our living room do double duty as a guest room. It would have wide pocket doors that could be closed for privacy. We could use the leftover space for two separate areas: an office and a small mudroom.

--We'd be maximizing our square footage, as I think we'd use the office and mudroom often; we don't have visitors staying that often.
--The living room could easily be billed as a 4th bedroom if we ever had to sell. (It would have a private attached bath. If we did the office/guest room thing, the room would be very small, like 9 x 10; also, visitors would have to cross the hall to get to the bathroom.)
--My husband's office area always would be accessible.
--I've never had a mudroom, but it seems like it would be awesome.

--The living room/guest room would be right by the front of the house.
--We'd lose our second living space when guests came. (In addition to the living room, we'll have a great room with kitchen, family room and dining area.)

Anyway, I'd love to hear your thoughts. What do you think about this combo? Anyone have this set-up?

It sounds like a great option to me. Especially since you have an alternative living space and you don't have visitors often. I don't really see a down side.

Interesting concept which should work well. My only concern is how to attach a guest bathroom to the space without having it seem too obvioius......
Can the attached bathroom be extremely discreet ?

Thank you both so much for your thoughts! Lampert Dias, I'm having the same concern. The bathroom is situated so that the door is in the far corner--probably as discreet a location possible in a small space. I will see if I can upload a floorplan.
