I have heard from several folks that it is best to have an electrician, plumber, structural engineer, sewer inspector do inspections as well as a home inspector before a home purchase. This makes sense as more eyes looking means they are more likely to catch problems. Two types of professional not mentioned but highly recommended are pest inspectors and landscapers. They can let you know about problems can let you know if a tree is healthy, in danger of collapsing on your home or has invasive roots that could compromise the foundation of your home, whether that lovely flowering plant wrapping around the porch will eventually rip that porch off your home. The cost of removing large trees, ivy or vines from a property is a big expense. Pest inspectors can let you know about carpenter ants.

what about Heating & Air Conditioning? If you plan to add on you will need to know if the existing unit can handle it.
