here is "knee wall with granite top for use for serving, which also automatically becomes a place for stools, which we don't see as being appropriate,sooooo is a wood trimmed/topped knee wall better? It's not really a server to DR, unless a little wider than typical wall depth.

dining room would also be casual space in this one, or something could be created in additional length our 40' would allow, and the stairs would again become something of a divider.
separation idea? it would allow for island to be separated, or DR to be separated so breakfast is again at side of kit but where would stairs go?
JUST as i have drawn it! but i put stairs in between kit and LR. notice where the stairs are at side in this.
note furniture layout, it's a variation on ours, but creates a nice second seating area, or third in our case, including sunroom. also note doors to waterfront deck versus windows!
tv location. if staircase where behind it, this may be the best place. it could also be part of a built in. the view of water from kitchen has to consider the fact that the more view, the more open everything is to the kitchen. many, many high end homes have very little break between the two spaces - and we have seen the option of a "knee wall" as the only separation. Then there is the staircase, that also will separate the spaces, unless the stairs are against a wall.
the counter and cabs between kit and eating area look good to me. this could be the separation to breakfast area. and the counter could be that "gathering" spot. and if stairs don't block it, the side view could be through LR to water.
note stair location. it allows for more space for dining area. maybe we should drop the breakfast idea and give you a bigger kitchen/pantry/laundry (chute??) along back of house. casual eating can still be at "dining" table, and it has a water view, which side breakfast area DOES NOT.

step down to sunroom (it will become our den or garden or reading room)
