We should explore how we open up the first floor to accommodate an open floor plan. If we build a second floor it is possible to create a clear span and not be encumbered by existing load bearing center line.

It would be worth exploring opening up the staircase (Maybe even moving it to reconfigure the space). I like this railing detail. It's easy to install and has a high finish quality to it.
