Homeowner Theresa Lage had a common downsizing dilemma: How do you keep all the beautiful things you have collected over the years in a significantly smaller space? Lage downsized from a 6,000-square-foot home to a 2,300-square-foot home, then moved to this charming 1,700-square-foot home in Coral Gables, Fla. Coral Gables is in South Florida, and referred to as "The City Beautiful," known for its oak-lined streets, barrel-tiled roofs ("coral gables") and historic Mediterranean Revival architecture.
As an empty nester, Lage wanted a single-level home with little maintenance. Before moving in, the kitchen, bathrooms and windows were remodeled to her specifications. Lage loves decorating with one-of-a-kind pieces and enjoys perusing antique shows and shops to bring together her passion for antiques and art.

| The cozy living room features the home's original hardwood floors. The white walls, large window and off-white upholstery maintain a light and airy feeling in the space. The large coffee table is a lucite and glass table purchased in the 1970s from Lion in Frost. The matching table lamps are also clear glass. The entryway has a beautiful antique gold-leafed table that Lage acquired from the estate of Geraldine Rockefeller Dodge. It is paired with a beautiful modern painting, a glass table lamp and modern ceramic vases from Italy. The framed artwork is a watercolor by Mario Bencomo.

| This area of the home mixes a beautiful gold-leaf mirror and a marble-topped console table. The porcelain urn on the table is an antique Sevres piece. Glass art by Rollin Karg and a lovely piece of coral sit on the Louis XVI marble-topped table beside a lovely Biedermeier chair. Lage used white canvas indoor/outdoor fabric to upholster the chair. In the background is a beautiful oil on canvas by Rafael Soriano.

Iyare I Its a beautiful home... a little crowded for my taste but beautiful nevertheless. One would be able to tell that the owner is well traveled and has experienced a full life by all the interesting pieces.

tasannie Too much visual clutter - why not store half of it and rotate the collection every few months? Then each piece could be appreciated without distraction.

SusieQ I agree with tasannie. A bit too much in some areas. But there are some beautiful colors and the stained glass in the kitchen door is a novel and pretty idea.

sheddesigner A nice eclectic mix, but also a bit too distracting for me. Adding a few key pieces with cleaner lines and subtracting just a few ornate pieces would balance it just perfectly...but that's just my opinion!

Maria Teresa Durr I just wanted to note that I shot these pictures in December and many of the tables had ornaments and angels exclusive only to the Christmas season. Since her children are grown, she no longer sets up a tree but still uses Christmas decor on some of her tables...
