Love having a balcony off the bedroom. How deep is the balcony? - How many feet deep is the balcony? Is the overhang the same depth (i.e. does it cover the whole depth of the balcony)? Which direction does the balcony face? I am in the midst of having a balcony designed for my house and wondered how many feet of overhang and balcony I should have, esp since it will face almost due South. Thank you. »
Eggleston Farkas Architects The terrace is about 9' deep by 17.5' wide. There's a PDF brochure of the project that shows the floor plan available on our website. The terrace in the photo is on the upper right of the floor plan on page 6. The roof overhang depth matches the terrace.
The depth of the roof overhang for your project will be affected by many factors - where you're located, climate, structural issues, ceiling height, material choices, etc. This house faces west in Seattle. The deep overhangs do a great job for weather protection, but even these are not sufficient to deal with late afternoon glare of direct sun and reflections from the water, so additional screens and shades are used for this purpose. You have the advantage of facing south, in that properly sized overhangs can provide shading from the high summer sun but allow for the lower winter sun angles to enter (assuming you're in the northern hemisphere).

Eggleston Farkas Architects The material is clear cedar and we used a Sikkens stain with a color blend of two parts #045 mahagony and one part #072 butternut. FYI, the ceiling panels and wood trim on the windows are Lyptus with a clear finish.

A house overlooking the lake is one thing. A house with a bedroom walkout to a balcony overlooking the lake is another. Especially when there are mountains involved.
