total cost? cheaper to build up or an addition? »
· Comment · 6 weeks ago
Bud Dietrich, AIA Well, there's no simple answer to your question as there are so many variables. If you build out and your foundation isn't deep or you're doing a slab on grade, building out is less money provided the stair to access a new 2nd floor isn't elaborate. There are advantages to building up as well as building out. I've found that weighing those advantages to find the best approach in a given situation trumps any difference in cost.

Bud Dietrich, AIA This is an Elk gallery series roofing material and the color is weatherwood. Elk is now a part of GAF so this roof is no longer made but GAF does have similar materials.

Bud Dietrich, AIA The material is the Hardie board with the texture. You can see a bit of this texture in the attached photo.

What Houzz contributors are saying:
Ranch up. Rather than using up precious ground area and building a foundation, adding a second floor addition to a ranch house is a great and cost effective way to get that extra space. Because this type of an addition requires a new stair be located in the house, it's a great way to fix some of the underlying deficiencies of ranches (such as the dreaded going through a room to get to a room syndrome). Are you adding on? 8. Weight the pros and cons of new siding, windows and doors. A second-story or bump-out addition begs the question: Stick with the windows, doors and siding you have or choose something new? Your decision may be forced by structural requirements. If enough of your exterior walls need siding removed and plywood nailed on, it may make sense to replace everything. But if you have brick at the main level, you may want to use cement or wood siding at your addition. Window and door matching generally makes sense only if what’s existing is already in pretty good shape or is prohibitively expensive to replicate. . Upgrade your electrical panel. Take a really good look at your electrical panel. If it’s 100 amperes and every slot is filled, chances are that you're a prime candidate for a panel upgrade. Even if it's 125 or 200 amperes, added rooms and an updated kitchen will often require a panel upgrade. Remember, too, that code governs where panels can be, and that means not in a closet. If you still have antiquated wiring, this may also be the ideal opportunity to run new wiring and ground all those outlets.

Grey color is nice with brick color. Love the interesting angled window. Not for the front, but could be a feature for other areas. With your wide overhangs, "pooching out" a window seat, a built in desk, even a closet. Very inexpensive to open up a small room. Ellens office has sooooo much potential. Corner, open to front feature or side corner private garden. Ellen's office I can see contemporary, clean lines, built ins, open, stunning oriental rug.
