This Westlake site posed several challenges that included managing a sloping lot and capturing the views of downtown Austin in specific locations on the lot, while staying within the height restrictions. The service and garages split in two, buffering the less private areas of the lot creating an inner courtyard. The ancillary rooms are organized around this court leading up to the entertaining areas. The main living areas serve as a transition to a private natural vegetative bluff on the North side. Breezeways and terraces connect the various outdoor living spaces feeding off the great room and dining, balancing natural light and summer breezes to the interior spaces. The private areas are located on the upper level, organized in an inverted “u”, maximizing the best views on the lot. The residence represents a programmatic collaboration of the clients’ needs and subdivision restrictions while engaging the unique features of the lot.

sefac As you say a 12' ceiling. Given than normal counter top height is 3', the upper most cabinets will be accessed with the aid of a stepladder. A most deceptive 12'
alley058 I noticed in the living room the ceiling is a little higher, where they might actually be 12' ceilings, but in the kitchen they are coming down a bit to perhaps 10' ceilings.
Paint colors are magnificent. How do you create this look - I like how the light plays on the paint colors and cabinets? How do I accomplish that with the paint color on the ceiling? Amazing job?

Like the floors, downlighting under upper cabinets.
Suspended ceiling is very cool, but likely not doable.
I love this kitchen OMG. I love the way it flows right into the living room area. Can't have a kitchen without an island. The island and the dining table just brings out this kitchen.
the whole space is 50' long by 19'-6" wide. The kitchen measures about 17' out of the 50, the dining gets 11' and the living gets the remaining 19'8" (this is giving room for the dividing columns/walls)
