Most lawns in south Florida use St. Augustine Floratam. Its a fairly hearty sod and does well in moist sub tropical conditions. It gets pretty thick so it chokes out other weeds and grasses.

Thanks for all your input. I'll definitely consider Floratam. I know some people who struggle with unknown cultivars of St Augustine in the sun. I looked into Floratam and it's apparently quite popular in FL and does well in the sun unlike the other cultivars. Our lawn area will be full sun if we stick to the current design idea.

Get your lawn off to a good start. Core aerate your lawn before fertilizing it midmonth. Leave the plugs on the lawn to decompose and add nutrients to the soil.Overseed thin lawn areas with high-quality grass seed when the soil temperature reaches 40 degrees Fahrenheit. Tend your lawn. In Texas it's recommended to fertilize your lawn three times a year — in March or April, again in June and a third time in September or October. Look for a lawn fertilizer that is higher in nitrogen (the first number in the three-number ratio on the package), which encourages vigorous growth and deep green color. Avoid overfertilizing, which can burn your lawn and run off into the water system. Apply fertilizer after the lawn is mown and the grass is dry. Lawns at this time of year will need about 1 inch to 1½ inches of water a week — but be sure to always follow your area's water restrictions or guidelines. Remember, watering less frequently but more deeply is actually better for your lawn.
7. Adjust your sprinklers. Sprinklers that mist driveways, walkways, and other non-planted areas are wasteful. Take the time to test yours and be sure the water is reaching only the needed spots. Mark the position with a rock or plant marker so you will remember where to put it next time.8. Avoid using lawn chemicals. Chemical fertilizers and weed killers run off lawns and contaminate waterways. If you do choose to use them, be sure to use the minimal amount necessary to do the job.9. Try a lawn alternative. Tend the lawn. Water your lawn less frequently but more deeply to encourage drought resistant, deep roots. Keep on the lookout for diseases like Take-All Root Rot, especially in St. Augustine and bermuda grass lawns. Take-All is a disease that inhibits the growth of grass by attacking the roots of the plant, limiting its ability to absorb water and nutrients. It typically occurs after times of high spring rainfall, leading to development of the disease in mid-to-late summer. Look for signs of yellowing grass in circular to irregular patterns, as well as whitish grass roots with black lesions on them. While we can't control the amount of rain we get, we can control our lawncare practices that could encourage the disease. Raise the mowing height of your grass during susceptible disease times, use slow-release nitrogen as well as higher potassium lawn fertilizers.
