Depends if it is the only bath. Who is your potential Buyer. What is your price level for your area. Master baths are expected to have a tub the most. Kids need at least one bath. High end homes need more baths. If your home has lots of features less tubs can be overlooked. But one for Kids. Does the personality of your home require a tub?

If you can you put a tub in that creates a new facet to your home, that says, oh I can really unwind there. Or, I think I can have a spiritual moment in that tub. Now you have an investment. Adding a place to wash only creates a hopeful break even deal. If it feels awkward you are losing money.

Those are all great points. I am remodeling my bathrooms, and was thinking about not replacing the tub. But I could never pass up something if it could be as beautiful as the one above.

a bathtub or a back porch. If when you look at it, you say, I would like to spend sometime there, you have an asset. Its an emotional journey. Is your bathroom a living space or a washing area. Water can be a wonderful thing.

1. Start with a good design.
2. Wait for a good design.
3. The owner, or the Contractor, or the Designer has to put their heart into a project. Heart in gives Heart out. It is not about money.
