Leeanne H. I have just had my pine plank floor sanded, it's already beautiful!!! it will be sanded again tomorrow. The home, and floors are 130 years old, which means that they started growing probably 100 years before that! I'm very confused how I should have them refinished. I have an amazing craftsman who is doing the job, he mostly works on historical homes much larger then mine. My home is a queen ann cottage style. I live near the water, and I've always loved the coastal theme, so that is what I am doing. that I am redoing. He has suggested a varnish, or a varnish/ tung oil rubbed in. He does not recommend a poly because of it's plastic appearance. could you please tell me your thoughts on this, and possibly get some opinions. I need to make this decision rather quickly.. we are staying in a hotel while the floors are being done. also.. there are many gabs between the boards. I do have 2 little dogs that have accidents now and then. He suggested filling the gabs with the sawdust that he has sanded, so that it will be the same wood filling the gabs. what do you think of all of this? I will try to post some pictures of the floor before sanding, and after just one sanding

Historically, pine was an inexpensive flooring material, and the world is full of old factories and barns with pine floors. These antique, reclaimed pine floors are abundant, available for use in homes and not as expensive as you might think.
Pine pros: The original character floor
Cons: Tends to be relatively soft when compared to other woods, tends to dent under heavy furniture.
Cost: $5-$20 per square foot

Maybe you already have wood floors and they just need some help. Or perhaps you just uncovered old floorboards underneath several other floors and you wonder if they could be turned into a beautiful floor. If your house is old, you may have uncovered the subfloor. Today, we use plywood for our subflooring, but in the past in my region they used old-growth pine and fir. Is there anything wrong with using this as your finished floor? Not necessarily. Just keep these things in mind: Gaps between boards will be open to the space or joist bay below. Subfloor helps to stiffen the finish floors above, so make sure the floor is not too thin to support daily use. Check how much repair will be needed, too. To make invisible repairs, you'll need to add in salvaged boards. This is labor intensive, and you'll need to source the wood. After repairs, you'll sand, but if glue or paint is built up on the floor, this could use up more sandpaper and time than it's worth.
