This guest bath was remodeled to provide a shared bathroom for two growing boys. The dark blue gray vanity adds a masculine touch while double sinks and mirrors provide each boy with his own space. A tall custom linen cabinet in the shower area provides plenty of storage for towels and bath sundries, while a handy pullout hamper on the bottom keeps the area tidy. Classic white subway tile is repeated in the tub shower and on the vanity accent wall. Marble look porcelain floor tile picks up the gray color of the vanity and provides a beautiful and durable floor surface.

This customer was looking to add privacy, use less water, include raised bed garden and fire pit...making it all more their style which was a blend between modern and farmhouse.

This beautiful custom home built by Bowlin Built and designed by Boxwood Avenue in the Reno Tahoe area features creamy walls painted with Benjamin Moore's Swiss Coffee and white oak custom cabinetry. This dining room design is complete with a custom floating brass bistro bar and gorgeous brass light fixture.

Amuneal’s kitchens and bars bring unexpected materials and finishes to create truly special installations. This bar uses the old-world technique of hand-burning wood to create a dynamic finish that highlights the organic nature of the raw materials. The charred pine door and drawer faces are juxtaposed with crisp machined hardware and a hand-patinated bronze top to create a look that feels both contemporary and timeless. The 3-Bay Collector’s Shelving unit in gunmetal and bronze is the perfect match to the humble complexity of this unit.

This sophisticated black and white bath belongs to the clients' teenage son. He requested a masculine design with a warming towel rack and radiant heated flooring. A few gold accents provide contrast against the black cabinets and pair nicely with the matte black plumbing fixtures. A tall linen cabinet provides a handy storage area for towels and toiletries. The focal point of the room is the bold shower tile accent wall that provides a welcoming surprise when entering the bath from the basement hallway.

We took advantage of the double volume ceiling height in the living room and added millwork to the stone fireplace, a reclaimed wood beam and a gorgeous, chandelier. The sliding doors lead out to the sundeck and the lake beyond. TV's mounted above fireplaces tend to be a little high for comfortable viewing from the sofa, so this tv is mounted on a pull down bracket for use when the fireplace is not turned on. Floating white oak shelves replaced upper cabinets above the bar area.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This clean contemporary backyard renovation transformed what the client called "an overgrown jungle" into a space that allows for functional outdoor living and serene luxury. This masterfully designed outdoor living space feels open, airy, and filled with light thanks to the lighter finishes and the fabric pergola shade. Clean, modern lines and a muted color palette add to the spa-like feel of this outdoor living space.

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.
