This whole house remodel included a kitchen & 3 baths for a young growing family. They were going for a transitional style with a coastal twist. The kitchen was designed using Fieldstone Cabinetry with a light-colored perimeter and a darker island for contrast. In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.

A complete interior remodel of a top floor unit in a stately Pacific Heights building originally constructed in 1925. The remodel included the construction of a new elevated roof deck with a custom spiral staircase and “penthouse” connecting the unit to the outdoor space. The unit has two bedrooms, a den, two baths, a powder room, an updated living and dining area and a new open kitchen. The design highlights the dramatic views to the San Francisco Bay and the Golden Gate Bridge to the north, the views west to the Pacific Ocean and the City to the south. Finishes include custom stained wood paneling and doors throughout, engineered mahogany flooring with matching mahogany spiral stair treads. The roof deck is finished with a lava stone and ipe deck and paneling, frameless glass guardrails, a gas fire pit, irrigated planters, an artificial turf dog park and a solar heated cedar hot tub. This builder-house was purchased by a young couple with high taste and style. In order to personalize and elevate it, each room was given special attention down to the smallest details. Inspiration was gathered from multiple European influences, especially French style. The outcome was a home that makes you never want to leave.
