Where will you put the mechanical room? Older homes tend to have 80 percent (or less) efficient furnaces and hot water heaters. These gas and oil-fired appliances need to vent vertically, which means that many of them are clustered around a mechanical chimney or other masonry chimney. Switching to
efficient (or better) appliances comes with two perks: lower utility bills and the ability to place them pretty much wherever you want. These furnaces and water heaters vent horizontally with PVC pipe. That means you don't have to be near a masonry chimney and will have more layout flexibility.

Waterproofing. I know I keep coming back to flooding, but it will happen, so plan ahead. If you don't have a system in place to deal with the water, choose a flooring material that can handle getting wet, such as the tile shown in this basement. If you don't have a floor drain, get one installed
It's best to get a drain that ties into the storm drain directly or that drains into a pit with a sump pump in it. If you pay for these systems up front, you won't be paying to replace furniture, rugs and appliances later.

Beautiful stained concrete floor gives the illusion of water in this lake house home. Enhanced by rough laid brick which backs to the crawl space. Custom bookshelf door leads into the crawl space of the home. Who ever said a basement has to be ugly?
Water in the Basement? No... that floor is stained concrete, stained to look like water. That is really different...and I think I like it,

Of course, the water illusion is spectacular. I wouldn't use the red brick though. It would be painted using BM ''Water drops'', a beautiful, subtle and ever so light turquoise!
