plywood floors as finished floors in our house. We're unsure whether it's necessary to sand down the plywood before finishing the floors with polyurethane. Any advice? Will it make a big difference? Will just cleaning them thoroughly be enough? Thanks in advance!

Could you ask the landlord where he purchased the vanity n sink top? In middle of renovation n looking at the ikea one that's similar but it's not made in the size I need.:/ really would appreciate the help.

How do you open the high awning windows?
I'm wondering how you finished the windows
metal which would be exposed and possibly painted. Not loving this idea. Worried the paint will peel from the metal. Would love any input regarding how you did it. Your windows are done beautifully.
usually Suggest using a really narrow trim and painting It the color of the wall. It holds up better over Time. The applied trim is also less expensive Than my trim less detail. If you'd like to see the detail, send me an email. Thanks for the question. Cathy

brick fireplace (deep red brick with black mortar yuck) I have real walnut on the wall behind it so I want it to appear lighter in these tones, can you tell me how? Also does it help to add some troweling of textured paint or concrete first?
White, Farrow and Ball Railings (a black paint) and some water. My staff and I applied it by hand with rags, and just kept working it until the brick walls were the color that I wanted. It was a big job, but worth it!

Christine - You can actually find these tubs new at a few places. This one is a double ended clawfoot tub with oil rubbed bronze feet.

The wood is "Ipe" a heavy dense heart-wood. An oil finish is applied to produce the deep rich tone you see in the image. :: thirdstone inc. [^]

Thanks for commenting. The final colours were selected by owner. It's an acrylic stucco finish and if i had to guess it is BM Kendall Charcoal. An oil finish was applied Tthe Ipe wood.
