This was a gut remodel of a 1950’s 3 bedroom, 2 bath, 1200-square-foot home. The main house was composed of two bedrooms with one bathroom, and a separate studio unit with a full bathroom was located in the backyard. The new owners, a family of 4, wanted to remove the studio unit and increase the square footage of the main house to include a new master suite, family room, and powder room while leaving enough space for the possible addition of a pool in the backyard down the road. We also expanded the kitchen and remodeled the kids’ shared bathroom. White Sands advised during the architectural stage of the project to perfect the layout and ensure enough space was carved out for the new kitchen, family room, and master bedroom. We designed a modified galley kitchen with a large eat-in island in the center. Custom cabinetry was key in making the layout work. To provide ample storage, we created a European-style larder pantry, which is flanked by full-height glass hutches and appliance garages to keep countertop gadgets concealed. The family room is anchored by a new fireplace, complete with custom built-ins flanking each side. The client’s goal for the overall aesthetic is very simple, classic coastal cottage. They wanted cutesy charm. They did not want anything fussy or fancy, requesting selections to be pared down and approachable. All tile and counter finishes selected were in timeless shapes and color palettes. We brought in color and personality with the accessories- cabinet hardware, mirrors, wallcoverings, and styling accessories.

This project was a long labor of love. The clients adored this eclectic farm home from the moment they first opened the front door. They knew immediately as well that they would be making many careful changes to honor the integrity of its old architecture. The original part of the home is a log cabin built in the 1700’s. Several additions had been added over time. The dark, inefficient kitchen that was in place would not serve their lifestyle of entertaining and love of cooking well at all. Their wish list included large pro style appliances, lots of visible storage for collections of plates, silverware, and cookware, and a magazine-worthy end result in terms of aesthetics. After over two years into the design process with a wonderful plan in hand, construction began. Contractors experienced in historic preservation were an important part of the project. Local artisans were chosen for their expertise in metal work for one-of-a-kind pieces designed for this kitchen – pot rack, base for the antique butcher block, freestanding shelves, and wall shelves. Floor tile was hand chipped for an aged effect. Old barn wood planks and beams were used to create the ceiling. Local furniture makers were selected for their abilities to hand plane and hand finish custom antique reproduction pieces that became the island and armoire pantry. An additional cabinetry company manufactured the transitional style perimeter cabinetry. Three different edge details grace the thick marble tops which had to be scribed carefully to the stone wall. Cable lighting and lamps made from old concrete pillars were incorporated. The restored stone wall serves as a magnificent backdrop for the eye- catching hood and 60” range. Extra dishwasher and refrigerator drawers, an extra-large fireclay apron sink along with many accessories enhance the functionality of this two cook kitchen. The fabulous style and fun-loving personalities of the clients shine through in this wonderful kitchen. If you don’t believe us, “swing” through sometime and see for yourself! This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

The focal point of this beautiful family room is the bookmatched marble fireplace wall. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. Inspiration for a coastal master dark wood floor and brown floor bedroom remodel in Charleston with beige walls

Our clients wanted to renovate and update their guest bathroom to be more appealing to guests and their gatherings. We decided to go dark and moody with a hint of rustic and a touch of glam. We picked white calacatta quartz to add a point of contrast against the charcoal vertical mosaic backdrop. Gold accents and a custom solid walnut vanity cabinet designed by Buck Wimberly at ULAH Interiors + Design add warmth to this modern design. Wall sconces, chandelier, and round mirror are by Arteriors. Charcoal grasscloth wallpaper is by Schumacher.
