When our client came to us, she was stumped with how to turn her small living room into a cozy, useable family room. The living room and dining room blended together in a long and skinny open concept floor plan. It was difficult for our client to find furniture that fit the space well. It also left an awkward space between the living and dining areas that she didn’t know what to do with. She also needed help reimagining her office, which is situated right off the entry. She needed an eye-catching yet functional space to work from home. In the living room, we reimagined the fireplace surround and added built-ins so she and her family could store their large record collection, games, and books. We did a custom sofa to ensure it fits the space and maximized the seating. We added texture and pattern through accessories and balanced the sofa with two warm leather chairs. We updated the dining room furniture and added a little seating area to help connect the spaces. Now there is a permanent home for their record player and a cozy spot to curl up in when listening to music. For the office, we decided to add a pop of color, so it contrasted well with the neutral living space. The office also needed built-ins for our client’s large cookbook collection and a desk where she and her sons could rotate between work, homework, and computer games. We decided to add a bench seat to maximize space below the window and a lounge chair for additional seating. Project designed by interior design studio Kimberlee Marie Interiors. Conceptually the Clark Street remodel began with an idea of creating a new entry. The existing home foyer was non-existent and cramped with the back of the stair abutting the front door. By defining an exterior point of entry and creating a radius interior stair, the home instantly opens up and becomes more inviting. From there, further connections to the exterior were made through large sliding doors and a redesigned exterior deck. This traditional white bathroom beautifully incorporates white subway tile and marble accents. In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.
