Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. The space was designed to take advantage of the bright southern exposure, with lots of white materials, grounded by the dark base cabinets. Photos by Maletz Design

The Ranch Pass Project consisted of architectural design services for a new home of around 3,400 square feet. The design of the new house includes four bedrooms, one office, a living room, dining room, kitchen, scullery, laundry/mud room, upstairs children’s playroom and a three-car garage, including the design of built-in cabinets throughout. The design style is traditional with Northeast turn-of-the-century architectural elements and a white brick exterior. Design challenges encountered with this project included working with a flood plain encroachment in the property as well as situating the house appropriately in relation to the street and everyday use of the site. The design solution was to site the home to the east of the property, to allow easy vehicle access, views of the site and minimal tree disturbance while accommodating the flood plain accordingly.

Custom Surface Solutions (www.css-tile.com) - Owner Craig Thompson (512) 430-1215. This project shows a complete Master Bathroom remodel with before, during and after pictures. Master Bathroom features a Japanese soaker tub, enlarged shower with 4 1/2" x 12" white subway tile on walls, niche and celling., dark gray 2" x 2" shower floor tile with Schluter tiled drain, floor to ceiling shower glass, and quartz waterfall knee wall cap with integrated seat and curb cap. Floor has dark gray 12" x 24" tile on Schluter heated floor and same tile on tub wall surround with wall niche. Shower, tub and vanity plumbing fixtures and accessories are Delta Champagne Bronze. Vanity is custom built with quartz countertop and backsplash, undermount oval sinks, wall mounted faucets, wood framed mirrors and open wall medicine cabinet.

This sophisticated black and white bath belongs to the clients' teenage son. He requested a masculine design with a warming towel rack and radiant heated flooring. A few gold accents provide contrast against the black cabinets and pair nicely with the matte black plumbing fixtures. A tall linen cabinet provides a handy storage area for towels and toiletries. The focal point of the room is the bold shower accent wall that provides a welcoming surprise when entering the bath from the basement hallway.

This little laundry room uses hidden tricks to modernize and maximize limited space. The main wall features bumped out upper cabinets above the washing machine for increased storage and easy access. Next to the cabinets are open shelves that allow space for the air vent on the back wall. This fan was faux painted to match the cabinets - blending in so well you wouldn’t even know it’s there! Between the cabinetry and blue fantasy marble countertop sits a luxuriously tiled backsplash. This beautiful backsplash hides the door to necessary valves, its outline barely visible while allowing easy access. Making the room brighter are light, textured walls, under cabinet, and updated lighting. Though you can’t see it in the photos, one more trick was used: the door was changed to smaller french doors, so when open, they are not in the middle of the room. Door backs are covered in the same wallpaper as the rest of the room - making the doors look like part of the room, and increasing available space.

This remodel went from a tiny story-and-a-half Cape Cod, to a charming full two-story home. The Master Bathroom has a custom built double vanity with plenty of built-in storage between the sinks and in the recessed medicine cabinet. The walls are done in a Sherwin Williams wallpaper from the Come Home to People's Choice Black & White collection, number 491-2670. The custom vanity is Benjamin Moore in Simply White OC-117, with a Bianco Cararra marble top. Both the shower and floor of this bathroom are tiled in Hampton Carrara marble. Organized drawers, like these. make cooking easier. These great cooks needed a space that allowed for entertaining and multiple work zones. Storage was optimized and is efficient with pull-outs and dividers. The kitchen has almost doubled in size and now includes two dishwashers for easy clean up. Lighting was appointed with sparkling pendants, task lighting under cabinets and even the island has a soft glow. A happy space with room to work and entertain.
