This 1600+ square foot basement was a diamond in the rough. We were tasked with keeping farmhouse elements in the design plan while implementing industrial elements. The client requested the space include a gym, ample seating and viewing area for movies, a full bar , banquette seating as well as area for their gaming tables - shuffleboard, pool table and ping pong. By shifting two support columns we were able to bury one in the powder room wall and implement two in the custom design of the bar. Custom finishes are provided throughout the space to complete this entertainers dream.

Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse old-world character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront. Expansive private floor residences were designed to be both versatile and functional, each with 3- to 4-bedrooms, 3 full baths, and a home office. The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually. Its multi-level rectangular shape is covered with corrugated red, black, and gray metal, which is low-maintenance and adds to the industrial feel. Encased in the metal exterior, are three bedrooms, two bathrooms, a state-of-the-art kitchen, and an aging-in-place suite that is made for the in-laws. The homeowners had a very specific vision for their large daylight basement. To begin, Neil Kelly's team, led by Portland Design Consultant Fabian Genovesi, took down numerous walls to completely open up the space, including the ceilings, and removed carpet to expose the concrete flooring. The concrete flooring was repaired, resurfaced and sealed with cracks in tact for authenticity. Beams and ductwork were left exposed, yet refined, with additional piping to conceal electrical and gas lines. Century-old reclaimed brick was hand-picked by the homeowner for the east interior wall, encasing stained glass windows which were are also reclaimed and more than 100 years old. Aluminum bar-top seating areas in two spaces. A media center with custom cabinetry and pistons repurposed as cabinet pulls. And the star of the show, a full 4-seat wet bar with custom glass shelving, more custom cabinetry, and an integrated television-- one of 3 TVs in the space. The new one-of-a-kind basement has room for a professional 10-person poker table, pool table, 14' shuffleboard table, and plush seating.

Custom reclaimed log bed with bent blackened steel side tables. Photography by Manolo Langis Located steps away from the beach, the client engaged us to transform a blank industrial loft space to a warm inviting space that pays respect to its industrial heritage. We use anchored large open space with a sixteen foot conversation island that was constructed out of reclaimed logs and plumbing pipes. The island itself is divided up into areas for eating, drinking, and reading. Bringing this theme into the bedroom, the bed was constructed out of 12x12 reclaimed logs anchored by two bent steel plates for side tables.
