Tree fort big enough for sleeping by Bay Area contractor

Some people might call it a play house or tree house - but the little boy will always insist that it is a fort! Redwood construction will fade to color of adjacent trees. One tree goes through
outdoor friends out (squirrels, racoons, possums, etc...). Interior built-in ladder leads to upstairs with a safety rail on the landing. This play house is also a play structure because there is a quick escape slide from a side window!

I really want a tree house in my backyard but its a single tree and the branches don't start until the trunk is about 20 feet high. I would wonder if thats okay to build a tree house on. And the ladder would have to be really high. And if it is would you
