why glue down? Just wondering why not nail? I heard that glue down was just for heated floors
Glue down. It was a very long process as each plank had to be hand picked before installing.

this picture is an engineered hardwood floor applied to the plywood subfloor with a glue adhesive. There are many good quality laminate floorings available that can give you a similar look and do not require an adhesive. In particular bamboo laminate floors are very durable and environmentally friendly

How difficult is it to install tile and wood intermixed like that? Glue down wood?
The wood was installed first, nail down the n finished. The edges were protected with tape, the tile was installed and then grouted and sealed. Time consuming, but not that difficult.
