On April 22, 2013, MainStreet Design Build began a 6-month construction project that ended November 1, 2013 with a beautiful 655 square foot addition off the rear of this client's home. The addition included this gorgeous custom kitchen, a large mudroom with a locker for everyone in the house, a brand new laundry room and 3rd car garage. As part of the renovation, a 2nd floor closet was also converted into a full bathroom, attached to a child’s bedroom; the formal living room and dining room were opened up to one another with custom columns that coordinated with existing columns in the family room and kitchen; and the front entry stairwell received a complete re-design. This remodel of a mid century gem is located in the town of Lincoln, MA a hot bed of modernist homes inspired by Gropius’ own house built nearby in the 1940’s. By the time the house was built, modernism had evolved from the Gropius era, to incorporate the rural vibe of Lincoln with spectacular exposed wooden beams and deep overhangs. The design rejects the traditional New England house with its enclosing wall and inward posture. In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

The renovation of the Woodland Residence centered around two basic ideas. The first was to open the house to light and views of the surrounding woods. The second, due to a limited budget, was to minimize the amount of new footprint while retaining as much of the existing structure as possible. The existing house was in dire need of updating. It was a warren of small rooms with long hallways connecting them. This resulted in dark spaces that had little relationship to the exterior. Most of the non bearing walls were demolished in order to allow for a more open concept while dividing the house into clearly defined private and public areas. The new plan is organized around a soaring new cathedral space that cuts through the center of the house, containing the living and family room spaces. A new screened porch extends the family room through a large folding door - completely blurring the line between inside and outside. The other public functions (dining and kitchen) are located adjacently. A massive, off center pivoting door opens to a dramatic entry with views through a new open staircase to the trees beyond. The new floor plan allows for views to the exterior from virtually any position in the house, which reinforces the connection to the outside. The open concept was continued into the kitchen where the decision was made to eliminate all wall cabinets. This allows for oversized windows, unusual in most kitchens, to wrap the corner dissolving the sense of containment. A large, double-loaded island, capped with a single slab of stone, provides the required storage. A bar and beverage center back up to the family room, allowing for graceful gathering around the kitchen. Windows fill as much wall space as possible; the effect is a comfortable, completely light-filled room that feels like it is nestled among the trees. Hillside Farmhouse sits on a steep East-sloping hill. We set it across the slope, which allowed us to separate the site into a public, arrival side to the North and a private, garden side to the South. The house becomes the long wall, one room wide, that organizes the site into its two parts. The garage wing, running perpendicularly to the main house, forms a courtyard at the front door. Cars driving in are welcomed by the wide front portico and interlocking stair tower. On the opposite side, under a parade of dormers, the Dining Room saddle-bags into the garden, providing views to the South and East. Its generous overhang keeps out the hot summer sun, but brings in the winter sun. The house is a hybrid of ‘farm house’ and ‘country house’.
