Inspiration for a timeless eat-in kitchen remodel in Los Angeles with a farmhouse sink, glass-front cabinets, white cabinets, white backsplash and subway tile backsplash

The Dura Supreme double vanity is painted in a bold but neutral gray. A tall central storage tower in the middle allows for extra storage and allowing the countertops to be free of clutter.

When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.

This stylish, family friendly kitchen is also an entertainer’s dream! This young family desired a bright, spacious kitchen that would function just as well for the family of 4 everyday, as it would for hosting large events (in a non-covid world). Apart from these programmatic goals, our aesthetic goal was to accommodate all the function and mess into the design so everything would be neatly hidden away behind beautiful cabinetry and panels. The navy, bifold buffet area serves as an everyday breakfast and coffee bar, and transforms into a beautiful buffet spread during parties (we’ve been there!). The fridge drawers are great for housing milk and everyday items during the week, and both kid and adult beverages during parties while keeping the guests out of the main cooking zone. Just around the corner you’ll find the high gloss navy bar offering additional beverages, ice machine, and barware storage – cheers! Super durable quartz with a marbled look keeps the kitchen looking neat and bright, while withstanding everyday wear and tear without a problem. The practical waterfall ends at the island offer additional damage control in bringing that hard surface all the way down to the beautiful white oak floors. Underneath three large window walls, a built-in banquette and custom table provide a comfortable, intimate dining nook for the family and a few guests while the stunning chandelier ties in nicely with the other brass accents in the kitchen. The thin black window mullions offer a sharp, clean contrast to the crisp white walls and coordinate well with the dark banquette. Thin, tall windows on either side of the range beautifully frame the stunningly simple, double curvature custom hood, and large windows in the bar/butler’s pantry allow additional light to really flood the space and keep and airy feel. The textured wallpaper in the bar area adds a touch of warmth, drama and interest while still keeping things simple.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This clean contemporary backyard renovation transformed what the client called "an overgrown jungle" into a space that allows for functional outdoor living and serene luxury. DOWNLOAD NOW   One of my favorite things to work on is older homes with a bit of history because I find it an interesting challenge to marry the historical architectural features of a home with modern design elements that work well for my client’s current lifestyle. This home was particularly fun because it was the second kitchen we had done for this family and was quite a departure from the style of the first kitchen. The before shot of the kitchen shows a view from the family room. See the dropped ceiling? We were curious, was this just part of the design or was the dropped ceiling there to hide mechanicals? Well we soon found out that it was mostly decorative (yay!), and with the exception of a little bit of work to some plumbing from an upstairs bathroom and rerouting of the ventilation system within the original floor joists, we were in the clear, phew! The shot of the completed kitchen from roughly the same vantage point shows how much taller the ceilings are. It makes a huge difference in the feel of the space. Dark and gloomy turned fresh and light! Another serious consideration was what do we do with the skinny transom window above the refrigerator. After much back and forth, we decided to eliminate it and do some open shelving instead. This ended up being one of the nicest areas in the room. I am calling it the “fun zone” because it houses all the barware, wine cubbies and a bar fridge — the perfect little buffet spot for entertaining. It is flanked on either side by pull out pantries that I’m sure will get a ton of use. Since the neighboring room has literally three walls of almost full height windows, the kitchen gets plenty of light. The gold shelving brackets, large pendant fixtures over the island and the tile mural behind the range all pay subtle homage to the home’s prairie style architecture and bring a bit of sparkle to the room. Even though the room is quite large, the work triangle is very tight with the large Subzero fridge, sink and range all nearby for easy maneuvering during meal prep. There is seating for four at the island, and work aisles are generous.
