I know I am late to this thread but I just saw it. I used to be a lot more positive about the whole architect designed home. But after mine went horribly wrong I can offer the following.

Don't leave things to "trust." Remember the old adage - "The longer he spoke of his honor, the tighter I clung to my purse." Pay a lawyer. My architect changed two words in between drafts that later ended up costing me about 15k. In effect, he raised the percentage cap by 3%. I have plain language emails explaining what parts of the contract mean, I have the first drafts...none of it matters. The two words changed in the final draft which was signed by both parties is what we go by. And it has cost me a lot. And it certainly cost the industry my good will. Now everybody I have dinner with gets to hear my story.

Hire a lawyer to review both the architects contract and the builders contract. When all is said and done I will be spending more money than I ever thought I would. Why I thought I wouldn't need a lawyer to review the contracts is beyond me. I have never been this dumb before. I lost my marbles on this custom home project. Don't let it happen to you!

Finally, when people say "it will cost 25% more than you think and take twice as long" believe them.
