Shea Joy - Here's another example of a kitchen island that includes a built in dining room seating... It's a great floor plan for homeowners who like to entertain while they prepare meals. This island also has bar seating on the other side of the island.

One thing to keep in consideration when you plan your island is how you think you will most use it. My mom has a taller island but mine (see above a few comments) is fairly low. My mom was telling someone that "we" like a higher counter on our islands. I had to correct her on that one because while she mostly uses hers for chopping and serving, I mostly use mine for baking and other food prep. A lower height makes rolling out pie dough and kneading bread dough much easier because you can put your weight into it. If you have room, then you can enjoy the luxury of a multi height island, but I don't have room.

Let me see if that helps. There is a door to the backyard and a large (103") window on the right side wall, see if you can see them on the drawing. We don't want to change their location. Then there is an opening to the dining room on the upper wall and to the family room on the bottom wall. We can do what we want with these openings, enlarge, move location, etc. I do want to open the kitchen to the family room, not sure about how much opening to the dining room, as it is already opened to the living room (see pics). The kitchen is behind that green wall.

As far as how Hardy Board affects insulation heat loss/gain, it seems most siding materials work against you in that regard. Concrete, brick and rock are probably the worst choices when it comes to this, too bad.

We want a modern look on our mid century California split level. It is brick and vertical board and batten wood. We plan to paint the brick a dark grey and then I would like a cedar horizontal color look on the wood portion. Is it possible to have this look with Hardie board? We do not want lap siding. Want it to be flat and horizontal. Thanks!
