Winner of HOUZZ AWARD 2014. We are a small boutique high end firm providing both Architectural and Interior Design Services. Our principal has degrees from The Rhode Island School of Design and The Cooper Union in both Fine Arts and Architecture. In addition he is a licensed Architect and a licensed Certifies Interior Designer. Although it is unusual to hold both licenses, we feel this makes him uniquely qualified to design your project.

If you use just one lighting fixture over the island, you should install 2 recessed pin spots on each side of the lighting fixture. And if you are going with green marble and it is not a polished finish , be sure it has 2 coats of penetrating sealer.

"Unfinished" / untreated marble is porous will stain with wine, olive oil, etc, so it must be sealed, that is why polished is more maintenance free. As far as lighting, the additional recessed lighting will provide more even lighting over your island.

I would have guessed from the colorsand ship ancors that the room was for a boy--you mention about not wanting the room to be too girly--with the bedding you have choosen it wont be. I don't think the waves will be calming. White furniture would be fine--but you coulduse some additional colors in the room.

You would have used a flat or eggshell finish. Applying a glaze is a little tricky, ask your local paint store for advice on which would be the besst product and practice on a sample not on the actual cabinet.

The niche above the fireplace doesn't look very deep. Maybe a nice piece of art would work best. Shelves might be good above the TV, or you could incorporate the TV into a built-in. What is on the left side of the fireplace?

The niche above the mantle is actually a nice architectural feature, just paint it a tone slightly darker than the surrounding wall, and install a round mirror with a thick dark wood frame- (the dark wood will pick up the black fireplace inset).

LED lights come cool and warm white, try cool white. Also can you lover the cabinets which will be above your range to the same level as the cabinets on both sides and jut have the corner cabinet higher. Right now the cabinets do not flow with all the different size doors and different heights.

Lisa, I am not the recliner type (I find them a bit dated), I much prefer the modern ones that allow you to watch tv comfortably or simply lounge with a cuppa and a magazine. I suggested the Ektorp from Ikea because it has washable covers and even in the white they wash beautifully and your sofa will look nice all the time even with your little treasures. A very common misconception is that if we have children we need to have black and brown hence why most of the houses we visit have the standard chocolate/black leather sofas. Your space will look so much better with something light as the space is not huge so a large expansion of dark will make it look smaller. I sat on the Ektorp and is comfy, my friend has 3 boys and they have the white one, she loves it and it looks the same 5 years later. She bought two sets of covers as she thought they would get wrecked and after all tis time she hasn't used them. Do a google search on Ikea Ektorp and read the good reviews. For the price they can't be beat.
And with some good plump feather cushions behind your back will feel supported I guarantee it :)

Depends on the amount and type of usage. A "good finish" will help prevent scratching but not dents from things dropped, etc. Bottom line Fir is oneof the softest flooring woods --oak is 2x as hard.

Many people love their fir floors...because they look aged, worn, dented, dimpled and full of character. There are some personalities who CANNOT HANDLE a floor that is dinged up inside of a year or two. To add "character" to a fir floor it only takes a year or two. To add character to an oak/maple floor can take a decade or so.

A "good finish" is a professionally applied finish with professional grade (not varathane, not minwax, etc) finish. Scratches will occur whether you install oak, maple, hickory or fir. The dents and gouges will happen much faster and with greater frequency with fir. Again, if you LIKE the beaten up rustic look...then fir will suite you perfectly.

If you, or anyone in your home is a PERFECTIONIST, a fir floor can be a recipe for design/financial dilemnas down the road. It all comes down to personality. The fir floor will last for decades (3/4" solid = 60 - 80 years). The "perfect" looking finish (without any dents) will change very quickly. Can you/your parner handle that? That is the answer to whether or not fir is right for your home.

Don't use stone it will only call more attention to the wall which is already a problem for you. Can you extend the right side of the stair wall out about 2 feet --i.e. to end or beyond of sofa, and paint wall a simmilar color to the sofa.

Grothouse countertops are actually used in some commercial restaurant, bars and pubs. So it can withstand spills. They use a special coating called Durata® permanent finish which is water resistant, stain resistant, and chemical resistant.

Main Line Kitchen Design
I assume you are under mounting this top mounted sink. It can get complicated doing this and if the sink is fireclay and cracks it will cost a fortune to replace. Cast iron would be safer. I would consult with a kitchen designer before proceeding. Your contractor should build a cradle for the sink and I would recommend never having your primary sink narrower than 21 inches. Your dishwasher also doesn't need anything as far as a hole is concerned.

Thank you for comments. Yes you are correct, this will be undermounted. I am partial to a white sink as it will pick up the veins in soapstone, plus I'm used to it. I live in CA and my contractor told me it was a safety issue for the dishwasher gap to be added. He said unless I am installing a Bosch or other European washer, which I'm not, then the gap must be there for possible flooding purposes. I will be keeping my Kitchenaid dishwasher. I've heard several conflicting answers...

I might go with the Dorian Gray and wait until the backsplash is in to see if you want to paint the island a different color. My general feeling would be that if there is not much contrast between the wall and backsplash, I would be more likely to paint the island a different color. If there is more contrast between the backsplash and wall color, I would be more likely to keep the island the same color as, or close to the wall color.

I always wonder why laminate, it looks so fake, and when it wears it can not be repaired. If you are planning to be living in your house for a long time, consider Prefinished wood with a thick top layer of wood that can be refinished- and do NOT install as a floating floor--do a glue down installation.

I remember my grandma's house built in the twenties having exposed mixer pipes on her faucets. To me this looks like a stylized version of something like that but would look good in a 40s cape cod. Also I think it ay look good with something of industrial design.

I second painting the curtain rods. My husband has painted several light fixtures, towel rack, TP holder and a pole lamp in oil rubbed bronze, and they came out beautifully. We went with Crylon paint as the reviews for Rustoleum talked about the nozzle being defective in a lot of them. I estimate we've saved around $400 doing this instead of buying new lights and other fixtures.

In defense of the contractor I have gotten tile from HD that did not truly repeat. I first thought that the tile setter used a part of a sheet to go to the next row but that would not account for the error. Neither flipping the top or bottom would give this error. This does not account for the contractor missing the pattern mismatch. He should have put the bad aside and only put in the good tiles.

Well, the floor needs to come up and get redone. I tend to stay away from small dots and patterns, since they tend to be too stressful to the eye, nonetheless, unless your tile installer was a Professional, he most likely took the tiles out of the box and installed them without regard to the pattern, which gives this tile the peculiar look. Even though the tiles most likely were 12x12, what I believe he did wrong, was to move the tiles around instead of just taking them out of the boxes and lined them up. Remember, you always get what you pay for and this is an unfortunate mistake, which I dont believe neither you nor your husband would have noticed until the job was completed.

You need to raise tahe curtains-they do not work in their current position. Paint the lower wall below tahe chair rail a darker shade of the upper wall color. Remove the carpet --if you have and existing wood floor revinish it to a dark walnut, and get an area rug. Also large mittor above fireplace mantel.

First remove the 4" gtanite trim on the wall then you can install a backsplash. I would suggest subway atile in white or light gray ( look at Dal Tile), or you could consider stainless steel tiles.

Any good granite supplier can supply you with a granite slab that has a satin finish. There is also a leather finish. This should rectify your problem. Engineered stone is going to cost more money and, depending on your layout, you may need more seams due to the sizes engineered stone come in.

The fireplace arch is great--it is the only realy good Architectural feature in the room, however you are ruining it with the TV. Place the TV somewhere else, maybe on a table. Get a new floor lamp, an area rug, fun pillows, and new curtains.

Dark walnut or ebony. However you need to try the stain on the actual wood floor you haveas different woodstake stains differently. A good floor refinisher can get this look with MOST types of wood.

I think we're leaning towards the coffee - we're in the Northwest and don't want to be darkened by our home on the dark days, but I'm hoping that the deep color will be rich enough.
I am hoping that we'll only have to do one coat - that part we're doing ourselves. Hiring out for the tall stuff!
The white is all getting painted, too. Why do designers wait the longest to get their own homes finished?

If the shades are for privacy, keep in mind the view that comes around the side of a shade. If your frame is wide enough, the angle of view will be cut down. I like to be sure I have at least 3 inches of frame that I can cover with the shade to be sure of privacy. Mount on the frame if you can and take note of what you can see from the sides of the shades.

If done professionaly with epoxy spray it will be ok for a while. But the smell is strong, so make sure there is good ventilation. In general I would avoid it.

The space needed to make a
a truly functional kitchen and not just one with an island in the middle (which can very easily end up being annoying more than anything) would depend on what functions/ cabinets/ appliances are across from it and and on what activities will take place around it. You should also consider the number of people that will be working in the space together. Too often things are crammed into kitchens which makes them less user friendly.

this is nearly identical to my last kitchen and I did love the prep sink in the island. Functionally, it performed rather perfectly. I just dread the plumber's new bid with the additional sink in the island. But I don't think I'll care in a year having spent the extra money.
I'm going to keep the pantry, can't talk me out of that one ;)

I would say yes to all your thoughts, but you are not changing anything structural (not a 'gut) so I see no need for an architect. The extended countertop is a great idea. It doesn't have to match what you get for the kitchen counters. Take away that useless island, and look for a great central light fixture. You could put pendants over the extended bar if you like. The cupboards will look great painted, and maybe some crown molding just to give them a little more personality. Go for it.

Cabinets look like the biggest dilemma to me..change out of doors at least will give you much more flexibility in making your design choices...if u do not have an overall plan and are working slow steps on the project simple doors will not dictate your direction . The island is an obvious elimination...
