fantam5979 kkelley1960 - Thank you for your question. Yes as Phantom Screens mentioned the entire roofed section of the porch is virtually a screened porch. The screens are hidden within the beams during the day and extend down to create a screened porch whenever the bugs come out allowing for a fully usable deck during the day and a bug protected environment when needed.

We don`t have the specific sizes of the screens installed on this project handy at the moment (if you need this info, we can contact our Florida distributor and/or the builder) but a single Executive motorized screen will cover a maximum opening of 25-feet wide by 16-feet high.
FYI: black/dark screen mesh types usually ensure best visibility even when the screens are lowered, while lighter (for example beige or white) mesh colors can create more glare and thereby block the views more than darker meshes.

We contacted the builder and they informed us that the doors specified for the building were actually not functional garage doors - the plan is to switch these to operational garage doors in the next little while. The current doors were selected to match the design of the exterior and are produced by a company called Resysta. A summer kitchen was designed with distinct areas in mind--a place for cooking and grilling, and then a separate space for entertaining and serving drinks. A gas fire pit with bench seating was added as an additional gathering spot to roast marshmallows in the summer, or warm up in the winter. If there are any French doors or perhaps space to install a lift and slide door system, then simply by keeping the doors uncovered can help to lighten the room quite a bit. Mesh types that block up to 90% of UV rays provide relief from the sun while allowing homeowners make the most of their outdoor spaces. Retractable screens for doors and windows are also useful as they blend with the design of the house and stay out of sight - a perfect solution for homeowners who do not wish to display the screens all year round but need to protect their interiors and lessen the heat gain. 





Bishop Architects We live in Austin, Texas where it's routinely 90+ degrees and sunny for at least 6 months a year, and our utility bills sure show it. We made a few simple adjustments to our house and reduced our overall utility bills by 25%. Not all that we changed in our house are related to solar exposure but they will all contribute to a more efficient house if implemented. Our windows are double pane but without a low-e coating so we added a low-e film to the inside of the windows. They appear slightly darker from the inside but without a noticeable change on the exterior. We also sprayed a low-e paint onto the underside of the roof decking and rafters. This paint acts in the same way as the window film, by blocking the sun's heat from entering the building (or containing it in winter). We also added more roof insulation, changed bulbs to fluorescent and bought a more efficient dryer. Luckily we have large trees that help shade the walls, but it was the combination of what we added to the windows and roof that made the most difference. Having a few retrofit strategies are sure helpful when you can't start over with a new design.

We have a modern house and are thinking about adding interest to the ceiling with different pendant clusters for the two different zones we created. ghost713 I am planning to install a pool and build an addition onto the back of my house. I would like to use a few of the ideas mentioned here. I'll be sure to stay away from the Brockway sink. I love Kohler products. Unfortunately, this one reminds me of an old public restroom urinal. The kind the multiple people are forced to use at the same time. The kind that are occasionally flushed and never thoroughly cleaned. Shiver!!!

Need is not necessarily true, we have hundreds of clients that have controlled the amount of light and heat coming in through windows while still retaining the view with window film. The latest generation of window film products are extremely energy efficient and available in shades from completely clear to sunglasses dark and every shade in between.
Here are two recent projects where the clients did not want anything covering the view but fading of the flooring and uncomfortable glare and heat in the space were a problem before film was applied.

Have a dining room in the centre with light only coming in from one end (Glass doors leading onto a covered in patio area) so there isn't a lot of light at all.

Phantom`s Executive screens can be equipped with wind sensors which automatically retract the screens into their protective housings in stormy conditions. We do not recommend using the screens as a wind break, but they are perfectly fine in hurricane-prone areas as long as the screens are retracted prior to the storm. The screens retract completely - if the housings are recessed, you will not see the product at all. See the attached image: one of the screens has been completely retracted into the recessed housing inside the archway, the other screen is lowered half-way to provide shade. The other image shows completely retracted Executive screens.
In addition to sensors, we also offer automation options that allow homeowners to program the screens to lower and retract at specific times of the day, plus connect them to home automation systems (Lutron, etc.). So for example if you know that you want your patio shaded while you are not home as the sun hits the back of the house from noon to 4 pm every day, you can program the screens to lower for that time. Or, if it gets windy at specific times of day or evening, you can automate the screens to ensure they are retracted in their housings when needed.
