Richard Bubnowski Design LLC The first thing you should do is contact a surveyor and obtain an Elevation Certificate. That will confirm the elevation of the existing surrounding property, the crawl space, first floor, etc. I would also confirm with the town what zone your property is being designated as, V, or A. Its not just a different height requirement, but also the method of construction and structural requirements.

Richard Bubnowski Design LLC Just as an example, the image above of our Surfers End project actually has a first floor elev. of +12.8', even though its only about 4-5' above the adjacent grade. When this house was originally built in 2005 we were not even considered to be in the Flood Zone so there was no Base Flood Elevation (BFE). Since the storm, we now have a required ABFE of +10'. Fortunately we're still ok.

mbear2119 Not sure what that program is? We are aware of the ICC money however.

mbear2119 As far as the setbacks and building height regulations, the Boro has made all necessary adjustments to the ordinances to accommodate rebuilding to the new ABFE's.

rebecca62 Is there any way to find out the brand of the bar stools? You said they are from Ficks Reed. We're they the distributor or the manufacturer? I'm not familiar with that name. Thanks

Richard Bubnowski Design LLC I was told by our interior designer that they were manufactured by Ficks Reed, but I have also been informed that they are no longer in business. You may still be able to find them somewhere.

Karly Sawatzky Hi There, Could you tell us the model of fireplace? We are looking to recreate the reclaimed look but no fireplaces we can find include a wide enough metal barrier that covers the entire non-combustable material setbacks required by the manufacturer. We are currently looking at the monessen arlington.

Richard Bubnowski Design LLC We had originally specified an Isokern fireplace (my first choice), however the homeowner and GC had substituted it for a Heatilator wood burning fireplace.

Richard Bubnowski Design LLC This project is about three years old now, but going from memory the island is about 9' long and 4' at its widest point. The arch is just a simple radius that tapers down to about 3'-6" wide. Every island is different. Just do what feels right.

Richard Bubnowski Design LLC The paint was Benjamin Moore "white" semi gloss finish. We used a brushed nickel hardware finish, but oil rubbed bronze with white is just as nice. I always like to keep my hardware and metals consistent. If you go with oil rubbed bronze hardware, then maybe the light fixtures should be oil rubbed bronze as well. But thats just me!

jfkrameresq Wow! Stunning! Are the step risers and trim boards painted wood? Or some synthetic material? Thanks!
