Mine are stored like the ones above and in other areas may hang them. However, I like them to be in different colours, some with quotes on them, some from around the world such as from the UK, USA, Thailand, Japan, etc. . Having different mugs on display looks homely.

Maybe a bit odd but we have precisely one coffee cup (and it's on a shelf. It would be quite lonely hanging all by itself). My husband puts his coffee in a travel mug and I don't touch coffee. When I drink the occasional green tea it's there for me! I think the others were broken over time and because we haven't had the need they were just never replaced. I should probably invest in some coffee cups!

I had cooktop and sink in an island and loved it just redone my kitchen with a u shape in the middle of my open plan room - breakfast bar on one end and cooktop and sink with downdraft extractor in the middle and love it even more.
Who wants to stare at a wall when cooking and prepping when you can be chatting to family and friends, if I'm on my own I can look out the windows or watch tv, bit more interesting than a wall.
Of course it may depend on your style of cooking, I cook almost everything from scratch and love Indian and Asian food, that involves a lot of prep and stirring pans.
As for messy, well again that's down to the way you cook, I would say if you have a cooktop in the island you should at least have a prep sink as well, at least then you can always have a cloth to hand, a bin underneath is good as well.
Real life can be like a tv show, friends and family love watching me cook!

We are nearly finished building a custom home. In the process, we met some neighbors who are also building a custom home. We are the builders, so each is acting as our own general contractors. They had planned to have a cooktop on their island. Now that the home is nearly complete and their kitchen cabinets are installed, they have just learned that the ventilation should have been done before their slab was poured. I don't know the details, unfortunately. I just know that they are scrambling now to try and make it work.

No texture. 9" ceilings and walls. Large windows in living room but minimum windows throughout the rest of the house.

There is a dark maroon underneath a chair rail in a hallway/breakfast room but he said he would not charge us the extra for that. He came on Wednesday to look and said white would not be a good choice for resale and the color of the kitchen. It would reflect and look yellow. He suggested a very light cream. I don't know how I feel about that, but if it is VERY light, maybe.

I don't think we will need the chair rail/trim painted if we aren't doing WHITE. It is a bright white semi-gloss- we have leftover paint from the previous owners we can use ourselves if there are any spots that need touch ups.

I think I am looking at eggshell. Is that pretty standard? I know I don't want flat because it is hard to clean. But semi-gloss can look dated.

We live in Texas, it is a fairly new build- 2007.

Maybe run a paint brush with black paint over it so that the gold still shows through;)

Ooooh. Good ideas. I think I'll go with the gold (as is) and see how that works. I've changed much of my home over to brushed nickle, but the gold really looks good on this frame. I'm a bit intimidated about adding black, but ... maybe. I'll take it slow and see. Thank you! I'll post pics of the result in its 'environment' when it comes back from the mirror elves.

Our house really isn't too large, but I sure wish I could simplify and minimize the yard/pool while still keeping the same amount of privacy!

We looked at a 1200 sq ft condo. I loved the lay-out, and the storage was such, that I think I could have done it. However, I don't think I could go to anything tinier. As a vacation home, I think I could do a tiny house. In fact, I have seen some that were really cute and efficient.

There are so many factors that no one hear except the person doing the bidding and you understand.... Like how many miters are there and how many elbows and downspouts are there, The size of the gutter itself and How high in the air is the hangs are equals more money in my book higher liability as a contractor for your guys etc...... Its really hard to tell you if you are really getting ripped off by the post so far

I take it you're not a businessman yourself, and have NO concept of what it takes to run a business. These companies have to pay wages, insurance and various taxes on their employees, tools and equipment, support staff and the like. That's where the mark-up comes in, and if they can't meet those obligations, they won't remain a going concern for long.

Why don't you put your gutters up yourself if you think it's so easy, and that you're being ripped off?

I agree with hayleydaniels. The guy you asked is running a business. You may have found the gutters available online for $150, but he isn't going to make any money by charging you that price. He will at least double that cost, and add on the labor charge.

Unless you know how to do this yourself correctly, this is not how you should look at this project, $1000 for one days work. You are paying more than $150 for the materials, and you are paying for the service and knowledge of someone else, for something you can't do yourself.

Can you get a solid piece of whatever stone/tile you have on the surround? You could do it with one continuous piece of material with only a grout line on each side. Otherwise, I think your tile guy is correct. It'll last for a while, depending on how much you use the fireplace.

Interview two to three local architects the specialize in what you are looking for take your time and enjoy the process. Its worth 4% to 6% of the total project cost for a good architect.

Old houses have loads of charm and high ceilings, but would go modern just to be able to find everything maintenance wise. It would have to be a modern, traditional though!
