Staging vs. Decorating: What's the Difference?

Unlike decorating, staging your home isn't about personal style — it's about creating ambiance and appeal for buyers Full Story

If I go into a home that is sparsely furnished and devoid of anything personal I find it cold, uninviting and without soul. The first impression would be that no one who lives here could truly be happy (and therefore could I or my family?). Our homes should express our interests and how we go about our lives. If a prospective buyer immediately states they don't like the furnishings, or colors it is the JOB of the real estate agent to remind them they are not buying the décor and to point out the details that will function for this buyer. Rather than strip every ounce of the sellers personality, it would be better for them to focus on repairs, clutter and a top to bottom scrubbing so every inch shines.

I found this article both informative and helpful - it outlines the basic differences between staging and decorating and it's important that home owners understand why they aren't the same thing. I like a lot of what the decorogolist (Kristie) discusses and the fact that she uses 'super neutrals' in her staging - so do we. Part of being a professional stager is knowing your market, knowing what buyers in that area are looking for and being able to deliver a marketable product that they will pay top dollar for.

Sometimes that is simply sticking to neutrals. Yes, neutral taupes and beiges aren't our favourites but it's not about us, it's about the value neutral paint colors add to a property. By painting the walls a neutral, home owners ensure that buyers of virtually any demographic can move their furniture into the home - regardless of style - and live with it for between 3 - 5 years. This is incredible value. When buyers are rarely willing to buy a home that 'needs work', even if that is a coat of paint, they will keep looking and pay MORE money for a home that is move in ready.

Good staging these days incorporates neutral wall colors (we use a lot of greys that are on trend) and punches of color introduced through rugs, art and decor. Great stagers know how to strike the right balance in any space so that it's memorable, beautiful and most definitely not boring.
