Architecture DC Magazine, 2009 , by Janet B. Rankin Lofty Ambitions: Three Apartments Offer Models for Urban Living

Description:
The project was the creation of a homogeneous living space from two loft apartments for a professional couple who enjoy the amenities of urban life.

The project is located on the penthouse level of a recently constructed condominium building in the heart of the Adams Morgan neighborhood in Washington, DC. The Owners, finding their originally purchased multi-level unit inadequate for their needs, took the opportunity to expand when the adjacent mirror image unit became available.

The lower level contains the public spaces, a study (a former bedroom suite), and a guest suite. In addition, one of the former foyers was converted into a laundry and utility area, providing a back door for deliveries and catering. A new wine room and walk-in pantry were also added.

In keeping with the loft feel, the kitchen, living and dining functions are all contained in a large open space with minimal intrusions. The new kitchen spans the interior wall of the space and was detailed from dark stained riff cut oak. The cabinetry, envisioned to look like furniture, conceals all of the appliances except the gourmet cooking range and hood. Backing up to the work island are a fireplace and media cabinet; the rest of the work island serves as a casual eating area. A single drywall beam provides a subtle reference to the former demising partition while the new bamboo floors unify the space into a cohesive whole.

The upper level was transformed into a suite of private and open spaces, including sleeping, dressing and bath areas, and a library/music space. The master bedroom utilizes the entire upper level of one of the former lofts and was conceived as a large space contained by white walls with furniture like interventions finished in maple. The removal of a redundant staircase allowed floor area to be infilled to create the dressing area. The sleeping area is separated from the bath by a shallow tile platform supporting the soaking tub, a recessed shower floor, and glass panels. A sliding glass door allows the soaking tub access to the sleeping area and fireplace and lets light into the bath area. This room, in particular the placement of the bath fixtures, lighting, and cabinetry, was greatly influenced by the existing exposed roof trusses.

A number of sustainable items were specified, including bamboo flooring, composite countertops, low VOC coatings, energy star appliances, and water conserving plumbing fixtures.
