8. Wayzata Lower Level Remodel

2011 Contractor of the Year Award Winner - Honorable Mention Residential Interior $150,000 and Under

Our clients purchased a 1960’s home that had been previously remodeled into a stately colonial home designed for formal main level living. The basement space however, was not included in the original remodel. Upon purchasing the home, our clients, desired to update the lower level. The family has small children and entertaining at home was a priority. We were called upon to create a unique but functional living space for both family activities and guests while incorporating detailed finishes matching the rest of the home.

The challenge of this project was to turn this partially dated/unfinished basement into a purposeful yet entertaining space keeping with the sophisticated, elegant, yet inviting style featured throughout the home. The obstacles encountered on this project included a dysfunctional footprint, varying low ceiling heights, and support posts that could not be removed. Additionally, there was no lower level plumbing which required us to break into the floor to create the wet bar and bathroom.

Several well-designed rooms were created to compliment the current formal living spaces. These include an elegant family room w/fireplace, library, exercise room with floor to ceiling mirrors, bathroom, wet bar, and home theatre, all caringly designed to create a natural flow between the rooms.

The family room includes a unique fireplace box with a stacked slate surround and custom bench seating on either side for the children to store toys. The posts were wrapped with detailed custom millwork and bookshelves were incorporated with a granite countertop to create a half wall between the stately columns to define the space.

Subtle and warm paint colors were used throughout the lower level. The challenge of varying ceiling heights was overcome by painting them the same color as the walls. This coloring effect also softened the rooms and created the illusion of more space. Specialty detailed finishes include a six-step custom color enamel and glazing process on all of the millwork creating consistency with the upper levels of the home while forming a warm and cozy space the clients required. A number of amazing crystal light fixtures, not typically used in basements, were designed into the plan which help create a more sophisticated feel that was a trademark of this home.

A beautiful guest bath was designed with stained alder custom cabinetry, a frameless glass shower with stone accents, and unique lighting that creates spectacular light reflections. This bathroom was designed to compliment the exercise room and is readily accessible to both homeowner and guests in their new living area.

The jewel of this project is the home theatre. Custom faux painting was integrated to emphasize the space on the wall leading into the theatre. Custom designed arched knotty alder pocket doors create a grand entrance while allowing the space to be closed off while entertaining. Luxurious carpet and dark alder millwork contrasting with the crystal wall sconces really set the mood, along with the walk up bar area featuring an exotic granite with an antique finish. A library/study with egress window allow for natural light to enter the room and create a quiet space to relax and a window exit for safety.

The homeowners delighted in the final design and flow of the rooms, the superb level of finishes incorporated into the project, and the attention to detail that was achieved.
