Alameda: Carriage House aka "The Grange"
This building was an old carriage house or barn near the property line that was ready to fall down in the next big earthquake. In the Owner's recent purchase of the home and property they realized that they had a limited amount of time to have this structure "grandfathered". In the clause it stated that the building could only be rebuilt once, so thats what we did. Not being an architect, I asked the Owners to contract one to be apart of their team. we worked together on the space planning and drawings. And the General Contractor worked with me as a team member too during the construction phase. We needed to flesh out some details that were trickier than first imagined, but it came out beautifully and this building will easily convert into a guest house in the future.
