This client's duplex-down had three bedrooms on one level (the lower) which is an attractive option for parents with kids. He had nice pieces of furniture and he and his fiancée had acquired a few beautiful paintings from local artists The floor plan worked and would draw in the buyers but was lacking some right-sized furniture, accessories, ambient lighting, mirrors and art. Lastly, he had a nice roof deck but no privacy and an unattractive alley view. The home received multiple offers and closed for list price.
This furniture is all the sellers. I added the floor lamp, flanked the fireplace with the leaning shelves, added some accessories from my collection (things that reflect) and 'merchandised' the shelves and the coffee table to warm up the room, make it more textural and inviting.
art, accessories and lighting were added to brighten the room and make the space more dramatic. First impressions are everything!!
This is a relatively dark space as the window looks at a dark house. I didn't have resources to hang curtains but did swap out a painting for a mirror and added contemporary crystal candlesticks and silver and white flowers to lighten up the space.
the only two items remaining in this room from the owner are the TV and the mounted elk head. A well-loved, deep couch was swapped out for a more contemporary, cleaned line look. Layered mirrors and two accessories replace a simple painting. A dated desk set is replaced by a glass-topped desk and cream leather chair. The coffee tables are simple woven cubes. Art, more accessories and lighting offer more interest and warmth. A chunky brown leather chair was added post-picture to create a family-friendly....
Swapped round table for rectangle and removed baker's rack, file drawers and book shelves to open up the space and keep it a dedicated eating area.
swapped out dark bedding for white, added a chocolate throw to punctuate the bed. Added art, 3 lamps and accessories to soften and warm the room.
the bedding had matched the dust skirt - too blah for pictures. Added the art, lighting, accessories (esp red and pink) and swapped out the bedding and added a bold hand-made throw in pink and green to add some pow to the room.
This was installed and (almost) finished in time for this picture which was shot one day before the listing went live. The deck was stained later that day. This pergola was a good idea when the owner bought - too bad he only had a week to enjoy it! This space is the envy of the neighborhood.
