A Small House of Modest Means.

A very small house that feels large. This house was made with standard off-the-shelf framing lumber which was then sandblasted once the house was framed. Very little additional finishes were used. Each element of the building had more than one purpose, and this made this house (by Bay Area standards) very affordable.

Also, that this house was built on a 1900 SF lot and so was constrained on all sides, including the top, our biggest task was to make the house feel large and expansive once inside. We used most every trick in the book we could afford. Together, they seemed to have worked....

The rear wall of the house is balloon framed and the windows are placed on the outside of the studs.

The front entry is rather private in comparison to the rear of the house which is nearly all glass.
