If I understand you correctly, upstairs there is the master suite bathroom plus another for a total of 2 bathrooms for 3 bedrooms. I will assume you have a 1/2 bath downstairs also available. I personally vote for converting the upstairs extra bathroom into a laundry room...would make your life much easier and the kids might be enticed to pitch in since all will be on the same floor. If its a large room.. you could always make it a 1/2 bath as well. If your concerned about resale value I also think an upstairs laundry room would win over buyers more than another bathroom. IF...you do not have a downstairs 'powder room'...then a 3/4 upstairs bathroom and stacked washer and dryer might work! The washer/dryer could be enclosed in a louvered closet and take little space.
