By now, I'm pretty good at seeing our home through a potential buyer's eyes and then decluttering, depersonalizing, and pumping up the dream factor. Having said that, we've brought in a stager every time and I would continue to do it. They have a professional design eye, as well as a creative approach to solving problems I'd stopped seeing...even if it's just a matter of optimizing how a room looks. I'll happily put my attachment and ego to the side and take every advantage we can get in this competitive market!

I just loved the patterned furniture article. We have original Suzani chairs, and other furniture, in our store and it's just amazing to see how this cool, old fabric can add such life to a room. Now if only Missoulian's could wrap their mind around filling their homes with it we would have a win, win!

My dear, do you haul that great big beautiful tree in and out every time you want to water it? You're not only a good plant person, but a strong one. Professionals use the double-potting method, in which the plant in its grow pot is placed inside a waterproof container. I'll give you a link to a video talking more about it at the end of this post. You water enough to leave a runoff in the liner, the depth of the runoff depending on size of the plant and the amount of light. The objective is to give your plant sufficient water until the next visit ( 1 to 3 weeks), at which time the water in the liner should be gone and the soil moisture level be low enough for the plant to be watered again.
The other professional method is to use self-watering containers. There are several on the market. There are good things and bad things about them, maybe another time we can discuss more.
Here's the video about potting methods.

@Ficus Wrangler, thanks for this, I will check it out. This plant is double potted, it is in a plastic pot that fits in the ceramic pot, but I think the ceramic pot drains also, so I may need to think about that, maybe next time I can line the ceramic pot with plastic and set the plastic pot inside. The ceramic pot is a cherished gift that I love in this room. Any tips on ficus pruning and shaping?

I knew about Eagle feathers, and had heard about the bird feather restriction, but did not realize how extensive the list really is. You learn something new every day. Here is the "List of Migratory Bird Species Protected by the Migratory Bird Treaty Act as of December 2, 2013" http://www.fws.gov/migratorybirds/RegulationsPolicies/mbta/mbtandx.html

Twigs and branches in vases, driftwood pieces on coffee table, I made a twig hanging drum light fixture from an old drum shade. I took the material of and wrapped chicken like wire around it and weaved branches and twigs into it

I'm breathless and speechless; can I be both at once? This is absolutely my favorite house on Houzz, so much so that I've bookmarked it just so I can tour it again and again! Great job everybody, from the writer to the homeowners, their children and parents, truly a labor of love! And to "halleycomet": you're just too funny, my kind of person!

After all the designers tell us what we should like and not like, it's all about how you love your own home and decor style. I do agree with some of the overdone, or paint color ideas, but after all not all of us are multimillionaires to be able to afford everything we want. Some of us get what we can afford and that includes the sofa set that comes in leather with sofa, loveseat and chair that match. As far as leopard goes.........well I didn't think anyone with design sense didn't have leopard in their home! LOL I love leopard but I have a sister that wouldn't put anything leopard in her home if you paid her a million dollars. But she loves my house and my decor. She raids my storage closet where I keep things that I recycle depending on my mood. I'm fortunate to have a very large walk in storage closet/room (10'x11') in my home so I can easily change things up when I want to. As far as beige walls go, if you like them then do it. If you want color, then do it. It's a personal thing and not everyone is going to agree with you. Live in your homes for the "now", not when you are going to sell your home one day down the road. If you have to paint when you sell, then paint everything neutral.......but enjoy what you like now, tomorrow is never guaranteed.
